Tunbridge Wells has been named the best up-and-coming property hotspot in the south east.
The Kent town topped the list for its ideal location and rapidly growing popularity.
Researchers took a number of factors into account including the increase in house price, the number of pubs, schools and gyms within the local area and how many businesses are operating in the town.

Crime rates, the town's popularity in online searches and the positive or negative sentiment of news articles also factored into the ranking.
Tunbridge Wells has become a housing hotspot for its location on the Kent/Sussex border and its fast train line into London.
House prices in the area have increased 3 per cent from 2020, researchers found.
More than 600 areas were looked at in the analysis which included places across the United Kingdom.
Tunbridge Wells may have topped the rankings in the South-East but didn't feature anywhere in the top 20 most up-and-coming property hotspots across the whole of the UK.
Gower in Glamorgan came out in first place as the best rising area.
It was Wales that dominated the research as the country's towns took up half of the top 10 alone.
The north west also performed well in the findings.

4. Monmouth, Monmouthshire
5. Ogmore-by-Sea, Glamorgan
6. Aberavon, Port Talbot
7. Rochdale, Greater Manchester
8. Leigh, Greater Manchester
9. Stourbridge, Worcestershire
10. Torfaen, Monmouthshire
